Mulberry at Bressi Ranch

Mulberry at Bressi Ranch is located near Palomar Airport Rd and El Fuerte within the Bressi Ranch community. Located next to the Bressi Square and the Bressi Ranch Village Center, these Carlsbad condos have shopping, restaurants, trails, and activites all within walking distance. Mulberry Bressi Ranch is an income restricted Carlsbad CA community. It is one of eight communities in Bressi Ranch built by new homes builder Lennar Homes along with the City of Carlsbad. Mulberry in Bressi Ranch is comprised of 100 condominium homes ranging in size from 863sf to 1121 sf. Mulberry condos are available in 2 or 3 bedrooms and feature a one bay garage with an additional reserved parking space.  All units boast a kitchen with breakfast bar, interior laundry, and a front or rear patio area. Mulberry HOA fees run about $195 per month and, unlike the rest of the Bressi Ranch community, is exempt from city mello-roos tax.

Lennar’s contribution to providing affordable housing within Bressi Ranch, Mulberry condos in Carlsbad have strict family size and income requirements. All residents must not exceed these income guidelines:

1 person- $44,250

2 people- $50,550

3 people- $56,900

4 people- $63,200

5 people- $68,250

In addition to income requirements, Mulberry in Bressi Ranch has additional guidelines for purchasing: 

1. Home must be owner occupied (owner’s principle residence).

2. If an owner chooses to sell their Mulberry condo within 15 years from date of purchase, the city of Carlsbad will determine new maximum sale price using low income criteria & area median income.

3. Monthly payments cannot exceed 35% of the household’s total monthly income at the time of purchase. This includes mortgage, Mulberry HOA fees, property tax, insurance, estimated utilities, etc.

4. The city of Carlsbad holds a silent second which is due after 30 years from the purchase date. This silent second is for the difference between the sales price and the appraised value at time of purchase.
